While all sellers share the same ultimate goal of selling their home, we believe that a unique, individual approach should be taken when selling each client’s home. We have many tools in our toolbox, but there’s one we pull out once in a blue moon. That tool is virtual staging.
It’s no secret that staged homes sell faster, and virtual staging can definitely service a specific client’s needs in marketing their home. Both photos above are examples of a home we virtually staged for our client--Here’s our take on when and why it works.
To start, the ideal client for virtual staging has an empty house. Or near empty. For example, we might use virtual staging for a client who has already moved out of their home. Our investment clients, their properties are usually empty or new construction. Based on weighing multiple factors, we will then use our experience to determine what type of staging to use.
HOWEVER, and yes, this is a BIG “HOWEVER”, homeowners may see virtual staging as the cheaper alternative to actually hiring a professional stager to stage your home. Virtual staging definitely comes with its own set of pros and cons. We’ll save that for another blog post, but for now, here’s the key takeaway of why it works: since most buyers begin their search online, it’s key to capture their attention with photos that make them want to buy your home.
